Expansive Soil

Expansive soil — common in parts of Colorado and the broader Front Range — contains clay minerals that absorb water and swell significantly, then shrink again as they dry. The resulting movement can crack slabs, foundations, and pavement if a project isn't designed for it, typically through deeper footings, moisture barriers, or engineered fill.
